GENERAL INVESTOR QUESTIONS
How do I get started if I’m interested and want to invest with the Wise Tree Group?

We are excited to help you on your investing journey. Getting started with the Wise Tree Group is simple, schedule a call or send an email to info@wisetreegroup.com and one of our investment specialists will speak with you to determine if you are eligible to invest in our offerings. We will then provide you with details on our upcoming investments for you to review. Once you find a project that meets your investing goals we will help you with funding the investment and will provide you with regular updates.

 

How does the process work after you find an investment?

Investors will be notified about new investment opportunities and given a date and time to join a new offering conference call. During the conference call, investors learn about the property, the business plans and more specifics of the deal. After the conference call has been concluded, interested investors can officially commit to investing by receiving, signing and returning the required documents.

 

Who owns the property?

The property is owned by a LLC, setup by the general partner(s). Investors in turn buy ownership through the purchase of shares of the LLC.

 

What kind of financing are placed on these deals?

As a risk mitigator, we look to secure long-term debt on all our deals. Since every deal is different the actual financing is determined on a case-by-case basis. Overall, the type of financing secured, in all its facets, will be that which maximizes investor returns while minimizing risks. We typically look for securing non-recourse debt.

 

What type of reporting do investors receive?

We will send regular emails and updates which include: occupancy rates, unit renovation updates, details on rental premiums, relevant market updates unit capital improvement projects and resident events. In addition, we also send monthly and quarterly financial updates to each investor.

 

What does my money go towards?

What your money goes to will be listed in the ‘Sources & Uses’ section of the Private Placement Memorandum (PPM). Typically, your investment will go directly to the following: closing costs, renovation costs, operating account funding, debt ordination fee, and load downpayment.

 

What happens if I want to use my money for something else?

We understand that unforeseen life events may happen sometimes. The process of how someone would be able to pull their money out of a deal would be outlined in the PPM (Private Placement Memorandum). Typically investors can sell their share with the written consent of the GP. The investor, however, must find a qualified buyer that is approved by the GP to do so.

 

Who is eligible to invest with the Wise Tree Group?

Accredited investors have access to invest in all of the private placement investments offered by the Wise Tree Group.

To qualify as an accredited investor, you must meet certain thresholds as defined by the Securities and Exchange Commission under rule 501 of Regulation D. Specifically, you must meet one of the following criteria:

Earn an annual income per individual of over $200,000 per year ($300,000 per couple) with the expectation of maintaining such level of income in the future.

Have a net worth of more than $1 million (individually or jointly), excluding the value of a primary residence.

Be a bank, insurance company, registered investment advisor, business development company, or small business investment company.

Be a general partner, executive officer, director or a related combination thereof for the issuer of a security being offered.

Be a business in which all the equity owners are accredited investors.

Be an employee benefit plan, a trust, charitable organization, partnership, or company with total assets in excess of $5 million.

There is an exception to the above-mentioned criteria and that is for what is called ‘Sophisticated Investors’, these investors are individuals that are able to demonstrate considerable knowledge and financial acumen regarding the specific investment and are allowed to invest as such.

 

What are the benefits of investing with the Wise Tree Group?

We provide access that was historically limited and thoroughly underwrite every investment offered to our clients. We spend a significant amount of time researching and evaluating opportunities. We make the investing process straightforward and efficient. Our investor portal allows investors to sign legal documents online and provides you access to all investing documents online in your own personalized investor login and dashboard.

 

Is there an investment minimum?

Yes. The minimum investment is different for each investment, but can be as low as $50,000.

 

How will investors be updated about their investment status?

Investors will be able to view real time updates of their investments when they login to the site and view their investor dashboard. Their personalized dashboard provides comprehensive metrics about their distributions to date, upcoming milestones, and overall return on investment. Investors are notified by email when distributions are sent to their bank account.

 

When will I get my investment back?

Different properties have different expected hold periods. A hold period is the anticipated time investors will be involved with the investment until the underlying property is re-sold or the loan on it is paid off. It is important to read the offering documents for each investment opportunity for a deeper understanding of the hold period for each investment.

What is a K-1?

A K-1 is a tax form used by partnerships to provide investors with detailed information on their share of a partnership’s taxable income. Partnerships are generally not subject to federal or state income tax, but instead issue a K-1 to each investor to report his or her share of the partnership’s income, gains, losses, deductions and credits. The K-1s are provided to investors on an annual basis so that each investor can include K-1 amounts on his or her tax return.

 

Will I receive a K-1 for my Wise Tree Group investment?

Yes – You will receive a Schedule K-1 for each investment that you participate in with the Wise Tree Group based on your proportional ownership interest.

 

When are K-1s available to investors?

We ensure that all K-1s are delivered to investors by March 15th of each year.

 

POPULAR Retirement Investment QUESTIONS

Can I invest in offerings from The Wise Tree Group using a SDIRA (Self-Directed IRA) or other type of retirement account?

Yes. We may accept retirement funds into our offerings. This means you can use your Self-Directed IRA (“SDIRA”) to make investments. The minimum initial investment in our  offering using a retirement account is $50,000. 

What is a self-directed Individual Retirement Account (SDIRA)?
A Self-Directed Individual Retirement Account is a retirement account that provides investors with certain tax benefits for retirement savings. Self-Directed IRAs are held by a trustee or custodian that permits investment in a broader set of assets than is permitted by most IRA custodians, such as real estate, promissory notes, tax lien certificates, and private placement securities.
What types of accounts are eligible for transfer into a self-directed IRA?
You can transfer funds from a 401(k), 403(b), 457 or other qualified retirement plans into a self-directed IRA.
