Evaluating Investment Opportunities

We conduct our own due diligence on every investment property before opportunities are presented to investors.

Every deal is measured against 3 main criteria and numerous data points to help ensure that investments meet our strict standards. This ensures that investors are getting access to thoroughly vetted and high-quality real estate investments.

The Market

When reviewing a real estate investment, the market in which the property is located is critical in ensuring the viability of the project . We conduct extensive market analysis and use indicators and metrics that examine demographics, economic trends, population growth and comparable properties, because we understand the importance of sourcing markets with strong fundamentals.

Economic Trend

We actively monitor and research both macro and micro-level trends in the market, property values, job and industry growth.

Comparables

We compare sales and lease information of properties within the submarket of the potential investment property, to make sure we are in line with or more conservatively underwritten.

Demographics

Some of the key factors that we examine include median household income, population growth and net migration trends.

The Property

The second area that we consider is the actual property and the quality of the building.  We spend time evaluating the physical condition of the building and formulate a unique business plan to generate the highest value from the property.

Income & expenses

We calculate the income potential of each property against its expenses and compare them to the market. We identify the replacement cost and any functional obsolescence.

Tenants & Rates

We examine tenant population and determine if the property can meet their specific needs. We calculate vacancy and rental rates and compare the asset to the rest of the market.

Site Visit

An in-person visit to the property and surrounding area is a pre-requisite for any investment we decide to move forward with.

The Investment

In the final stages of our process, we spend time and resources ensuring that the operating agreement conforms to our minimum qualifications for an investment.

There are several key provisions that we review when considering how the legal structure may contribute to the overall risks of a transaction.

Operating Agreement

Our legal team works to ensure that our operating agreement also accurately reflects the spirit of the partnership to mitigate risks in a variety of situations.

Asset Management

Our asset team assesses every property before it’s closed as we believe active, disciplined management is essential throughout the life of all investments.
