Value-Add Strategy
The Wise Tree Group offers equity investments in multifamily properties to investors looking for positive cashflow and value-add opportunities.
We focus on value-add B and C class properties located in southern US markets. We believe there is lower risk involved with value-add properties than distressed and opportunistic assets which carry higher risk, due to lower occupancy, higher expenses and operating costs as a result of deferred maintenance and neglect amongst other issues.
Renovating And Improving Property
A value-add strategy means finding and sourcing underperforming multifamily properties and increasing the net operating income. This is generally done through capital improvements that permit rent increases and through operational efficiencies that decrease expenses.
Generating Potential Income And Appreciation
During the investment, distributions may be collected via rent paid by the tenants, after expenses have been paid. Investors could also potentially realize a gain on the sale of the property.
